Bodrum Shore Villas & Beach Club is a members-only coastal branded residential concept designed as a protected summer resort rather than a conventional hotel compound. Embedded into terraced Aegean topography, the project is organized as a sequence of distinct destinations: a discreet arrival ridge, a ridge-top clubhouse, descending social terraces, a protected beach club cove, a separated wellness grove, and highly private villa families.

Masterplan Logic

The masterplan rejects repetitive villa rows and oversized hotel massing. Instead, residences are grouped in smaller hillside clusters with differentiated privacy, sea exposure, and enclosure. Public intensity is concentrated around the clubhouse crest and beach club cove, while the wellness grove is intentionally detached from high-traffic leisure areas. A hidden service loop and back-of-house village keep guest environments calm, legible, and protected.

Programme

The development combines 80 villas across three core typologies and a limited signature tier with a clubhouse, one controlled beach club, a wellness and thermal destination, three food-and-beverage venues, sports facilities, and a discreet operations backbone. The result is a residential-hospitality ecosystem where privacy, service, social life, and summer resort atmosphere are all structured by the masterplan.

Architecture + Materiality

The architectural language is based on dark volcanic stone, warm mineral plaster, smoked timber, deep loggias, thick parapets, carved thresholds, integrated planters, and restrained bronze detailing. Luxury is expressed through mass, shadow, texture, rarity, and controlled reveal rather than decorative excess. The project deliberately avoids both all-beige resort softness and over-severe heaviness, balancing darker grounding with sunlit summer openness.

Landscape + Water

Landscape is conceived as both atmosphere and climate infrastructure. Olive, cypress, Aleppo pine, rosemary, myrtle, and drought-tolerant grasses establish the permanent Mediterranean structure. Lavender, bougainvillea, ivy, and wall-crawling climbers are spread irregularly through the site as pockets, cascades, and softened wall conditions rather than arranged in repetitive bands. Water is treated as architecture through arrival rills, dark reflective basins, shaded thermal courts, and a single horizon-aligned infinity pool at the beach club.

Phasing

The project is designed for phased delivery. Phase 1 establishes the address through core infrastructure, the arrival sequence, the clubhouse, and the first 25 villas. Phase 2 adds the beach club cove, descending social terraces, and 30 additional villas. Phase 3 completes the destination with the wellness grove, the final 25 villas, and signature villa upgrades.
